Window Repairs: Stiff, Jammed and Draughty Windows
Windows that stick, drop, whistle in the wind or refuse to lock rarely need replacing. Almost every moving part of a uPVC window is a serviceable component, and replacing that component costs a small fraction of a new window.
We repair windows for homeowners, landlords, letting agents and businesses throughout Newcastle and the North East, with honest advice on the rare occasions when replacement genuinely is the better value option.
Free in-person quotes. Photo estimates sometimes possible. 24 hour emergency call out.

Common window problems we fix
- Windows that will not open or will not close fully
- Stiff, heavy or grinding opening mechanisms
- Dropped or misaligned sashes catching the frame
- Handles that spin freely or snap off
- Locks that will not engage or keys that will not turn
- Draughts, rattling and perished rubber gaskets
- Misted sealed units and cracked panes
- Trickle vents, restrictors and child safety catches
A proper diagnosis first
A stiff window can be a tired friction stay, a dropped sash, a swollen gasket or simply years without lubrication. We check the whole window rather than guessing, then tell you plainly what needs replacing and what only needs adjusting.
That approach keeps costs down and stops the same fault returning a few months later.
Parts we replace
- Friction stays and egress or fire escape hinges
- Espagnolette and shootbolt locking mechanisms
- Handles, spindles, cockspur and locking keeps
- Weather seals, gaskets and glazing beads
- Sealed glass units in any thickness or pattern
Landlords and letting agents
We work with landlords and agents across Tyne and Wear who need repairs done quickly between tenancies or reported by tenants mid tenancy. We can attend with a tenant present, report on what we found, and invoice on account.
Questions
Frequently asked
Is it worth repairing a twenty year old uPVC window?
Usually yes. If the frame and glass are sound, replacing the hardware restores full function for a fraction of a new window, and parts are still widely available for older systems.
Can you match my existing handles?
In most cases we can match the style and finish. Where an obsolete part cannot be matched, we fit the nearest current equivalent and can change matching windows for consistency.
Do you charge for a quote?
No. In-person quotations are free. We may sometimes be able to estimate from clear photographs, but usually need to inspect the fault before confirming a price.
My window will not close properly since the hot weather. Why?
Heat expands the sash and highlights a hinge that has already worn, so the frame and sash begin to catch. Replacing the friction stays and adjusting the sash puts it right.
Can you fit fire escape or easy clean hinges to existing windows?
Yes. Egress and easy clean hinges can be retrofitted to most uPVC windows, which is often needed in upstairs bedrooms and rented properties.
Do you repair windows in rented properties with tenants in?
Yes. We regularly attend with tenants present for landlords and letting agents, report what we found and invoice on account.
