Window Hinge and Friction Stay Repairs in Newcastle
A window that drops, catches the frame or refuses to stay open often has a worn friction stay rather than a problem with the frame itself. The same fault can leave a gap at the hinge side, causing draughts, rattling and a window that will not close properly.
We replace window hinges and friction stays across Newcastle and the North East, including easy clean and egress hinges. We check the sash, locking points and seals as well, so the repair deals with the cause rather than forcing another part to carry the strain.

Signs a window hinge or friction stay has failed
- The window will not stay open
- The sash has dropped and catches the frame
- The window will not close fully at the hinge side
- A draught or whistle comes through one edge
- The window feels stiff, heavy or jerky to open
- The hinge is corroded, bent or pulling away
What the repair involves
We open the window, identify the hinge size and type, and check whether the sash has dropped or the locking points are also out of line. Worn friction stays are replaced as a pair so the sash is supported evenly.
The sash is then realigned and tested through its full movement. Where the lock, keeps or gasket have been strained by the failed hinge, we explain that before fitting any additional parts.
Fitted on the spot from stock on the van
Window hinges and friction stays are our bread-and-butter job. We carry more of them on the van than anything else, including common friction stay sizes. That stock means many replacements can be fitted on the spot during the first visit, once we have identified the size and type the sash needs. It is not a promise that every stay will be available: matching the opening correctly comes before choosing a part from stock.
When you call, describe the window's size and which side the hinges sit on. Say whether the sash opens from the top or the side, and mention any egress or fire escape requirement. If you know it has easy clean hinges, include that too. You do not need to identify a replacement yourself. Photos of the whole opening and the existing stay help us understand what is fitted and where the movement is going wrong.
Tell us whether it catches while closing, drops when opened or no longer holds its position. Our broken window handle or hinge guide helps distinguish support faults from handle trouble. We inspect the sash before replacing the worn pair, then check opening and closing rather than leaving the lock to pull it into place. If another component has been strained, our hinges, locks and handles repairs cover those parts separately.
Top-hung and side-hung friction stays
A top-hung sash is supported to open out from its top edge, with stays along the sides. A side-hung sash opens from a side edge, with stays at the top and bottom. The stays must match that opening arrangement as well as the sash they support; the two types are not selected just because they look alike.
Stay length matters because it forms part of the support and opening geometry. A replacement must suit the window's size, weight and movement, including any existing easy clean or egress requirement. We identify the fitted arrangement rather than guessing a length from the visible gap. For a window with several faults, see window repairs; if the gasket itself has failed, window seal replacement addresses that separate problem.
Our guides to a window that will not open or close and draughty window fixes explain related symptoms. If the catching opening is a pair of doors rather than a window sash, see French door repairs for leaf alignment and shootbolts.
Standard, easy clean and egress hinges
Friction stays are made for different window sizes, weights and opening requirements. We fit standard stays, easy clean hinges and egress or fire escape hinges where that is what the window already requires.
The aim is a window that opens smoothly, stays where it is left and pulls firmly back onto its seals when closed.
Repair the hinge before other parts fail
A dropped sash makes the lock grind against its keeps and puts extra force through the handle. Replacing worn hinges early can prevent a failed lock or snapped handle later.
Matching the stay to the sash rather than the symptom
A friction stay supports the opening sash and controls its movement. When that support wears, the effect may be obvious while opening or only visible after closing. A sash that will not hold its position, a jerky movement and a corner catching the surround all give useful information. A hinge-side gap can also explain a whistle when the window appears shut. These symptoms are reasons to inspect the support, not proof that the entire frame has failed.
The replacement stays need to suit the existing sash size, weight and opening requirement. Standard, easy clean and egress versions serve different requirements, so simply choosing something that looks similar is not the repair assessment. We identify the type before replacing the worn pair. Supporting the sash evenly matters because the locking edge must return to the right position as the opening closes.
After fitting, the movement is checked from opening through to closing against the seals. The handle should not be left compensating for a sash that still sits incorrectly. We examine locking points and gaskets where a failed stay has put them under strain, and explain any additional work before parts are fitted. Tell us whether the trouble is staying open, catching during movement or closing tightly. That makes a hinge enquiry more useful than only describing the window as old or draughty.
uPVC window hinge replacement
Most uPVC windows hang on friction hinges, also called friction stays: a pair of metal arms top and bottom, or at each side, that hold the sash in position as it opens. uPVC window hinge replacement means removing the worn pair and fitting a new pair of the correct length, stack height and type. Window hinge installation is done with the sash supported so the frame is not strained.
Window hinge repair is not always replacement. A hinge with a loose screw or a stiff joint may only need re-fixing or adjustment. Bent, cracked or seized hinges are replaced. For tilt and turn windows, which use a different hinge and gear system, see tilt and turn window repairs.

Questions
Frequently asked
Why will my window not stay open?
The friction stays are often worn and no longer support the sash. We replace them as a pair and check that the window opens and closes squarely.
Can failed hinges make a window draughty?
Yes. A worn hinge can leave the sash standing away from the seal on one side, creating a draught or whistle even when the handle is closed.
Can you replace fire escape or easy clean hinges?
Yes. We fit friction stays, easy clean hinges and egress or fire escape hinges to suit the window and its opening requirement.
Do I need a new window if the sash catches the frame?
Usually not. A dropped sash is commonly caused by worn hinges or alignment, both of which can be repaired while the existing frame stays in place.
Can you replace a friction stay on the same visit?
Many common sizes are stocked on our van, so we can often fit the replacement pair once the sash and stay type have been checked. Tell us the opening direction and send photos if possible; availability still depends on matching the particular window.
Should both hinges be replaced together?
We replace worn friction stays as a pair. The sash relies on both supports working together, so fitting a matched pair avoids leaving a worn stay to carry its share of the movement alongside a new one.
Why does my window catch at the bottom corner?
That corner can rub when the sash drops on worn stays or sits out of alignment. Note whether the rubbing begins as you open or close it. We check the supports and sash position before deciding whether the hinge pair needs replacing.
Can you fix a window that has come off its hinges?
A sash pulling away from its support needs inspection before it is moved again. Do not force it or rely on the handle to hold it in position. Tell us which stay has detached and whether the opening is insecure so we can assess the damaged support and the surrounding frame.
What window hinges do I need?
It depends on the hinge length, stack height, whether it is top or side hung, and whether an egress hinge is needed. The size is often stamped on the hinge arm, and a photo helps us bring the right one.
How much does it cost to replace uPVC window hinges?
Our existing cost guides list a pair of friction stay hinges at around £60 to £130 fitted. We confirm the price once the size and type are known.
Can I replace one friction hinge instead of the pair?
Both arms carry the sash together and wear at a similar rate, so replacing them as a pair usually gives a better result.
