Secure first, repair properly second
On an emergency call out the priority is always making the property safe and secure. That may mean boarding an opening, fitting a temporary pane, changing a cylinder or forcing and repairing a failed mechanism so the door works again.
Wherever we can, we complete the full repair on the spot. Where a made to measure unit or an ordered part is needed, we secure the property that night and return to finish the job.
After a break in
Break in damage is upsetting and needs handling with care. We clear broken glass, secure the opening, replace forced locks with higher security cylinders and can document the damage for your insurer.
We also advise on the weak points that were exploited, so the same entry route is not available again.
Landlords, agents and commercial premises
We work with landlords, letting agents, facilities managers and shop owners across Tyne and Wear, Northumberland and County Durham who need a reliable out of hours number. We can attend with a keyholder, report by email and invoice on account.
Questions
Frequently asked
Are you really available at night and at weekends?
Yes. Standard hours are 8am to 5pm, with a 24 hour emergency call out service for insecure properties.
How much does an emergency call out cost?
We explain the likely costs before attending, then confirm the repair price after inspecting the fault. Emergency work does not proceed without your agreement.
Can you get me into a door that has jammed shut?
In most cases yes, and we aim to gain entry without damaging the door. Where a mechanism has failed completely we replace it and leave the door working normally.
What should I do first if a window has been smashed?
Keep people and pets away from the glass, do not try to pull loose pieces out of the frame, and call us so we can make the opening safe and secure. Photograph the damage for your insurer if you can.
Can you secure a property overnight and repair it later?
Yes. Boarding up or temporary glazing makes the property secure and dry that night, and we return with the correct glass or parts to complete a permanent repair.
Do you attend commercial premises out of hours?
Yes. We work with landlords, agents, facilities managers and shop owners across Tyne and Wear, Northumberland and County Durham, and can attend with a keyholder.

When condensation appears between the panes of a double glazed window, the sealed unit has failed. The glass looks permanently cloudy, the view is ruined and the window no longer insulates the room the way it should.

Windows that stick, drop, whistle in the wind or refuse to lock rarely need replacing. Almost every moving part of a uPVC window is a serviceable component, and replacing that component costs a small fraction of a new window.

Hinges, locks and handles are the parts that do all the work, so they are the parts that wear out. They are also the parts that keep your home secure, which is why a failed handle or seized lock should not be left.

Double glazing is made up of parts that can often be repaired individually, yet homeowners are frequently quoted for whole new windows when a single component has failed. Repairs are at the heart of our business, and we only recommend replacement windows when a sound repair is no longer possible.
