Conservatory Roof Repairs in Newcastle

A conservatory roof that drips onto the floor every time it pours, or a glass panel overhead that has gone permanently hazy, can make the whole room feel finished. In most cases the frame and the rest of the roof are perfectly sound, and only one panel or one joint has let go.

We repair the roof you already have. That means replacing an individual misted or broken roof panel, or reseating the capping and renewing the gaskets on a bar that leaks, rather than starting again with a new roof.

Guaranteed workmanship.

Roof problems worth a call

  • A glass roof panel that looks cloudy or holds droplets you cannot wipe away
  • A cracked or broken panel overhead
  • Drips forming along one glazing bar during heavy rain
  • Water running down the inside of the frame or the house wall
  • Damp collecting in a single corner of the roof
  • Green growth showing inside the flutes of a polycarbonate sheet

Repairing the roof you already have

Conservatory roofs are built from separate parts: the panels themselves, the glazing bars that carry them, the capping clipped over each bar, rubber gaskets that keep rain out, and the flashing where the roof meets the house. Any one of those can fail while the others carry on doing their job, which is why a leak or a misted pane rarely justifies throwing the whole roof away.

Our approach is to find the specific part that has failed and put that right. Our guide to misted conservatory roof panels explains why roof glazing tends to fail before the windows in the rest of the house.

Misted and cracked roof panels

A roof panel lies almost flat, so rainwater sits on its edge seal and the sun bakes it for most of the day. Once that seal breaks down, moist air gets into the cavity and the panel turns cloudy. It cannot be cleaned or dried from either side, but in most systems a single panel can be made to measure and fitted into the existing bars without disturbing its neighbours.

The same applies to a pane that has cracked or been broken. While a panel is being remade, solar control or self cleaning glass can be specified so the room stays cooler in summer and the roof is easier to keep clear. Broken glass elsewhere in the conservatory is covered by our glass replacement service, and misted units in the side frames by our misted double glazing repairs.

Leaking glazing bars, capping and gaskets

A drip that appears along one bar only in heavy rain is usually not the glass at all. The capping over the bar may have lifted, or the gasket underneath may have shrunk or perished, leaving a gap that water finds when it runs off the roof in volume.

Where the glass is sound and the joint is the problem, we reseat the capping, renew the gaskets and reseal the affected bars. Water running down the inside of the frame points instead to the flashing or the joint against the wall, so we look at where the water first appears before deciding which part to work on.

Polycarbonate roofs: what can be done

Polycarbonate sheets age in their own way. They go brittle and yellow over time, and when the capping or the end closures fail, dirt and water get into the hollow flutes inside each sheet. That is where the green growth comes from.

On these roofs the work centres on the capping, the end closures and the gaskets that keep water out of the flutes. We look at the condition of each sheet on the visit and explain plainly what a repair can and cannot achieve.

Getting safe access to a conservatory roof

Roof panels are not designed to be stood on, and the bars between them will not carry a person's weight. Every roof is reached differently depending on its height, its pitch and what sits beneath it, so we assess access before quoting. This is one of the reasons conservatory roof work is priced individually rather than from a list.

What happens on the visit

We start inside, looking at where water appears or which panel has misted, then check the matching section of roof from outside. You get a clear explanation of the fault and a free in-person quotation, with no pressure to replace anything that can be repaired.

If a roof panel has been smashed and the room is open to the weather or to intruders, our emergency repairs service with its 24 hour call out can make it safe while a new panel is made.

Conservatory repairs beyond the roof

Our conservatory repairs cover the whole structure: the roof, the glazed side frames, doors, seals and hardware. Most conservatory roof repair work involves cappings, gaskets, gutters or individual panels rather than the whole roof. Where panels themselves have failed, conservatory roof panel replacement covers glass and polycarbonate panels.

If water is getting in, our leaking conservatory roof guide explains the checks to make first. We cover conservatory repairs in Newcastle and across the North East.

Questions

Frequently asked

Can one conservatory roof panel be replaced on its own?

In most roof systems, yes. The new panel is made to measure and fitted into the existing glazing bars, leaving the rest of the roof in place.

Why does my conservatory roof leak only in heavy rain?

Heavy rain sends far more water down each bar, and it finds any gap where the capping has lifted or a gasket has shrunk. Light rain often runs off without reaching that gap.

Can you fix a leaking glazing bar without replacing the glass?

Usually. Where the panel is sound and the joint is leaking, we reseat the capping, renew the gaskets and reseal the affected bar.

Can I upgrade to solar control glass when a panel is replaced?

Yes. Solar control or self cleaning glass can be specified while the new panel is being made, which helps keep the room cooler and the roof cleaner.

Do you repair polycarbonate conservatory roofs?

We work on the capping, end closures and gaskets that let water and dirt into polycarbonate flutes, and explain on the visit what each sheet's condition allows.

How much does it cost to repair a conservatory roof?

It depends on whether the work is to cappings, seals, gutters or panels, the number of panels, the glass or sheet type and access. We confirm the price after a free in-person inspection.

How much does conservatory roof replacement cost?

A full replacement depends on roof size, style, material and structural condition, and is quoted individually. We check first whether repair or panel replacement will solve the problem.

Can conservatory side windows be repaired too?

Yes. The side frames use the same glazing, hinges, locks and seals as ordinary windows, and are repaired in the same way.
