Misted or Leaking Conservatory Roof Panels
Conservatories and garden rooms give us some of our most awkward glazing calls, and almost always for the same two reasons: a panel has misted, or water is finding its way in at a seal.
Roof glazing has a harder life than any window in the house, so early failure is normal rather than a sign the conservatory is finished.

Why roof glazing fails first
A roof panel lies close to horizontal, so rain sits on it rather than running straight off, and it takes the full sun for the whole day. Standing water on the perimeter seal plus constant heat movement is the fastest way to break a sealed unit down.
Polycarbonate roofs age differently, going brittle and yellow, and the capping and end closures let dirt and water into the flutes.
Telling a misted panel from a leak
- Haze or droplets you cannot wipe off either face: the roof panel has lost its seal
- Dripping at a glazing bar during rain: the capping gasket or seal has failed
- Water tracking down the inside of the frame: the flashing or the wall joint above
- Green algae growth inside a polycarbonate flute: open end closures or split capping
- Damp patch at a corner only: a lifted or perished seal in that one bay
What we can do
Individual roof panels can be replaced without dismantling the roof in most systems, and we can specify solar control or self cleaning glass at the same time so the room is easier to live with and easier to keep clean.
Where the glass is sound and the leak is at a joint, we reseat the capping, renew the gaskets and reseal the affected bars, which is a much smaller job than a new roof.
Access and safety
Roof work needs proper access, so we assess how a panel can be reached safely before quoting. That is one of the reasons conservatory panels are always priced individually rather than from a list.

Can one conservatory roof panel be replaced on its own?
In most systems yes. The panel is made to measure and fitted into the existing bars, so the rest of the roof is left alone.
Why has my conservatory roof misted before any of my windows?
Roof glazing lies almost flat, so rain stands on the seal and the sun heats it all day. Those conditions break a sealed unit down faster than in a vertical window.
My conservatory leaks at one bar in heavy rain. Is that the glass?
Usually not. It is normally the capping gasket or the bar seal, which we reseat and renew without touching the panel.
Can you fit glass that keeps the room cooler?
Yes. Solar control glass reduces summer heat gain, and self cleaning coatings make roof panels far easier to maintain.
Do you work on garden rooms and orangeries as well?
Yes. Misted panels, failed roof seals and leaking beading on garden rooms and orangeries are regular jobs for us.
