uPVC Window Maintenance: A Simple Routine
By the Newcastle Window and Door Repairs team
Last updated:
Hinges support the sash, the handle operates the locking gear and gaskets seal the closing edge. Checking those parts helps you spot changes before opening becomes a struggle.
Use a twice-yearly routine for a window that still operates normally. Start with cleaning, then check movement and sealing. If the sash has dropped or the handle no longer releases it, move from routine care to diagnosis rather than trying to force it.

Clear the frame, tracks and drainage
Open only a window that feels supported and moves safely. Wipe the frame and remove visible debris from the opening rebate and tracks. Pay attention to the bottom of the frame, where dirt can gather around drainage slots. Keeping these channels clear matters because trapped water can show up as damp on the internal cill.
Cleaning also gives you a better view of the fittings. Note a loose handle, a gap in a gasket or a sash sitting unevenly before you start lubricating anything. Water collecting below an opening is worth reporting if clearing visible debris does not settle it. Beading and seals may need inspection too; water in the frame is not the same fault as misting between panes.
Lubricate moving fittings, not every surface
Friction stays guide and support a hinged sash. Espagnolette locking gear transfers the handle movement to locking points around the opening. Clean the accessible moving fittings before applying a lubricant suited to that hardware. Work the handle and sash gently through their normal movement afterwards, noticing whether effort remains uneven. Stop if something catches or feels unsupported.
Use dry silicone on sliding tracks rather than oil that collects dirt. Check the product instructions for your hinge or locking mechanism. Keep lubrication focused on moving metal parts rather than coating the rubber gaskets or window face. Ask us if you cannot identify the fitting or a suitable product.
Lubrication is useful care, not a replacement for alignment. A sash scraping the bottom corner still needs its supports examined, and a jammed lock should not be worked harder to spread a spray. Our window hinge repairs explains friction stays, while hinges, locks and handles covers the operating components.
Look along the gaskets and closing edges
Check the rubber around the sash for hard, shiny or flattened sections and corners that have pulled apart. It needs to make contact with the frame when the opening closes. An intact gasket cannot seal an edge left proud by tired hinges, so compare the gaps around the closed sash as well as the rubber itself.
Keep the seal clean and leave it out of the lubrication routine. If it has lost its shape or no longer fits its groove, window seal replacement describes renewal with a matching profile. Do not tape the opening closed or block trickle vents to hide a draught. Controlled ventilation still needs to work after unwanted gaps are repaired.
Window repairs
- Windows that will not open or will not close fully
- Stiff, heavy or grinding opening mechanisms
- Dropped or misaligned sashes catching the frame
Recognise faults that care will not cure
A dropped sash, broken stay or seized gearbox needs more than cleaning. A handle that spins without operating the lock is different from one that is merely stiff. If the window will not release, catches as it returns or refuses to stay open, describe that exact behaviour. Our guide to a window that will not open or close helps separate those symptoms.
Misting belongs to the glass, not the operating gear. Moisture trapped inside a sealed cavity will not disappear when hinges are lubricated or drainage is cleared. Read about misted double glazing for that repair. Regular checks help you distinguish these faults without assuming that an awkward opening means a complete replacement window.
Arrange help with the right information
For window repairs, call 0191 833 0083 or send an enquiry. Show the whole opening in one photograph and the affected fitting in another, if safe. Say whether it opens at the top or side, when it catches and whether it still locks. Free in-person quotes let us inspect before confirming the work.
Check doors separately rather than treating all openings alike. Our door maintenance guide covers door hinges, keeps and alignment. For either enquiry, mention every symptom: stiff movement, a draught, standing water and cloudy glazing can have separate causes. That gives the inspection a clearer starting point.

Questions
Frequently asked
How often should uPVC windows be lubricated?
Make cleaning and a check of accessible moving fittings part of a twice-yearly routine. Use the lubricant guidance for your particular hardware, and investigate any new catching or uneven movement rather than simply adding more product.
Should I use WD-40 on window hinges?
Check the hinge instructions rather than choosing by the spray name alone. Use a product appropriate to the fitted hardware. Our track-care advice favours dry silicone over oil that gathers dirt; lubrication will not restore a broken stay.
Why is water collecting in the bottom of my window frame?
Debris may be obstructing the drainage slots. Clear accessible dirt and note whether pooling continues. If it does, the drainage path, glazing beads and weather seals need assessment rather than assuming the glass unit is responsible.
Can I replace window seals myself?
A replacement needs the right gasket profile and a clean channel, with continuous contact around the opening. If you cannot match the seal, ask us to inspect it. An uneven sash also needs checking before new rubber is fitted.
When is a stiff window a sign of a broken hinge?
Catching at the lower corner, an uneven sash or an opening that will not stay supported points towards the stays rather than routine lubrication. Leave an unsupported sash alone and arrange assessment of its hinges and alignment.
